New Village's Havens Avenue Construction Continues

New Village at Patchogue's construction continues, and the buildings on Havens Avenue have been developing over the past few weeks.

The newer buildings have the start of the roof and some windows installed. The Lake Street side of the development appears have its external building closer to finished near the South Ocean Avenue end, with construction continuing on the end across from Jennings Avenue.

Patch will be regularly taking updated photos and videos from the construction of Tritec Real Estate Company's $100 million New Village plan that is set to bring 291 apartments, 46,000 square feet of retail space and 18,000 square feet of office space at the Four Corners intersection in Patchogue Village.

As previously reported, it is estimated that tenants will be able to move in to the residential units during the first quarter of 2014 with construction completing by summer 2014. Some floor plans for the apartments have been posted to www.newvillagepatchogue.com. Tritec Chief Operating Officer Rob Loscalzo previously told Patch that rents should start around $1,350 for a studio up to $2,900+ for three bedrooms, with a variety of price points in between.

This is a tribute to a developer getting 100% of what they wanted. Village corruption, specifically our mayor who accepted endless gifts from Tritec, to the max!!! Another connected friend of Mayor PP is getting the contract to build the new six story low income nursing home on main street eliminating open space(park) in the process! Another million dollar roof on the theater, hear Mayor ever hear of a warranty? Yep, another buddy of Mayor PP. Is there no end to this corruption?

I was an eighteen year old city kid, when we first moved here. Walking up to a town officer all smartmouth asking when do you roll up the sidewalks around here. Got quickly escorted home. I guess you can't say that anymore.

I really like how the town is shaping up! years ago it was an eyesore with so many old vacant houses and shops. today everything looks fresh and vibrant. Another plus, the young middle class adults are everywhere and want to move to and live in Patchogue. Whoever or what ever planning commission put all this together deserve high honors. Patchogue the town is back in the game!!

Wait untill 2 or 3 years from now when the place is occupied and renting out apartments,say what you want about underground parking lots,they have that at the Maple Ave Apartments,Built in the 1940's yet still not enough for that complex (Apt's by Thorne St.)Thorne St,and Maple Ave have allway's had car's parked out on the street,yet the Dictator says nothing can be done there. Wait untill Jennings Ave ,Union Ave are packed with parked cars all comming from Tritec Developement.

Honest people see this project for what it is.....crooked as a two dollar bill. Mayor PP was used like a fine violin. He is not that sharp. He is dishonest. He was put on his throne by the users(the good ole boy network in the Village). He is power hungry and loves the limelight, ie stooge. He stole from the taxpayers of this Village. There are more dirty deals coming!!!! Furman formerly owned that property, Pontieri allowed it to become an eyesore, people wanted it gone, he pounced and invited TRitec to town. They purchased the property with the guarantee from Pontieri that they would get 100% of what they wanted in several back room deals...10 lbs of sh** in a 5 lb bag! Ditto for the next skyscraper low income nursing home. Furman made big, big,big money on the sale of his dilapidated building and property.....PP gets the kickback from his lifelong buddy, all is well in his crooked world. The property where the six story nursing home is being built is owned by another connect family. It is partly donated open space, a small park. Enter PP, the dirty deal goes down, he gives a wink and a nod and wala!!!! An otherwise benign vacant parcel and two homes(owners?? hmm) are sold for mega bucks to the developer!!! His board is told to approve, they do so, kickbacks flow, former owners made 100s of thousands and the beat goes on. Meanwhile our dirty Pols at the county and state level ignore it. Why because it is a way of life for them, all CROOKS> The improvement in this Village has absolutely nothing to do with anything PP did. It was the result of the strongest real estate market in decades leading people to buy homes in Patchogue Village that were cheap, much cheaper that other communities. They fixed them up. Ditto for Main St. This creep PP sounds like another creep I know......"You didn't build that!!! We did!" The reward for these young families who restored houses, that were permitted by our Senior Building Idiot to essentially rot and be used as immigrant hotels, four barkeeps who are connected to PP at the hip destroyed the quality of life for these folks.......speeding drunks down Cedar and River Aves, constant police response and last but not least the blaring music so they can line their pockets.....four owners destroying the quality of life of thousands of residents.....sad indeed. Again, MR DA WHERE ARE YOU!!!!!!!!!!!!!!!!!!!!!!!!!!!!! King PP has two set of rules here, one for the honest taxpayer ie the code book, another for his buddies and bribers ie whatever they want! He exists solely to make his ole boy network rich. If he can soak the developer he does so.

The rebirth of a town never comes about without winners and losers. I have no ox to gore. I just like the way Patchogue looks today.

Yes, John the Village looks good along Main Street and the businesses that are benefiting are the restaurants and bar establishments. My concern remains the parking issue (1.4 slots per apartment for the New Village complex); the tax abatements that are received by developer to do the construction and the other variances and allowances that have been cut to move this project forward. I find it odd how someone can be an elected for the town that the construction is going up in AND a consultant for the developer at the same time. Do you think that is ok? Did we have a problem with the vacant buildings? YES. Did there need to be something done? YES. Just do the research yourself and maybe you too will understand why Snoop is stating the above issues.
