New Development Proposed for Clare Rose Site

Multi-family housing planned to replace beer distributor

When Clare Rose Inc. abandons its Patchogue facility after a 74-year residence this fall for new digs in Yaphank, the site could be ready for a makeover.

A proposal by the Rose family's firm RAM Associates, which would develop the site into multi-family housing units, is working its way through the Village approvals process.

Sean Rose, CEO of Clare Rose Inc. and grandson of the late founder, said that the company wants to turn the industrial location into a community based section of the Village.

The plan is now in the State Environmental and Quality Review phase, in which public entities must assess the environmental impacts of a project, and a vote to accept the Draft Environmental Impact Statement, presented at a special village meeting in July, is slated for Sept. 13, according to Village Clerk Patricia Seal.

"This is the first step of the process," Seal said, adding the plan is still solely a proposal and no actual approvals have been issued yet, meaning specifics are subject to change.

According to the environmental statement, RAM Associates plan to build up to 214 multi-family units on the 12-acre commercial property on Clare Rose Blvd. Seal said the actual number of proposed units has since dropped to 163.

As part of the Clare Rose development project, RAM would also redevelop portions of Clare Rose Blvd., South Street and Railroad Avenue. This also includes the construction of a planned river walk along Patchogue River.

Once the Village of Patchogue's Board of Trustees has approved the environmental impact statement, the developers will need to obtain zoning changes, since some of the land is not zoned for residential use, and get a special permit from the board for the project, Seal said.

The developers will then be able to work with the village to finalize the plan.

Seal said there's no timeline yet for groundbreaking since so much of project is in preliminary stages.
