Condo Development on the Patchogue River

What impact will condo development on the Patchogue River have on the surrounding area?

Fat Fish Condomiminium Developers are proposing to construct a 20 unit condo complex including a marina with 70 boat slips and a clubhouse on the Patchogue River at Mulford St.. 

 If designed in keeping with the character of the neighborhood and with consideration for its' neighbors this project has the potential to be an enhancement  rather than a detraction to the area 

Currently the developers have applied to the Zoning Board of Appeals for a variance which would allow them to erect a building which is 58 ft in height, well over the limit permitted by village ordinance.

When considering the impact of this development on the area, residents should ask  the following: Is there another building of this height on this side of the river?   Will this building "sing" with  the character of the neighborhood  or will it  be out of tune with its' surroundings?     

What plans have been proposed to avoid increased pressure  on an already tight, tense parking situation? Will final approval by the village include a covenant which prohibits outdoor and/or amplified music? Finally, since development includes both sides of Mulford St, will there be public access to the river at the corner of Mulford St?

The application for height variance will be heard by the ZBA on May 2, 2012 at at 7 p.m. Please make every effort to attend and continue to attend all adjoundments thereafter until all concerns are resolved
