Patchogue Scores $3.75 Million for Redevelopment

Legislation allocates county funding for the acquisition of more properties.

Suffolk County has approved $3.75 million to buy and redevelop small properties to be included in Patchogue's "New Village" push to revitalize downtown with new retail shops and affordable housing.

The development, to be constructed on the site of the vacant Swezey's Department Store on the Four Corners, is slated to feature 240 workforce housing rental units, an 111-room hotel and new retail businesses.

Households with joint income slightly under $45,853 per year, up to $93,240 will be eligible for the housing. A lottery will be conducted to select people who will rent out the units.

The redevelopment will span 4.87 acres of property at the northwest corner of North Ocean Avenue and West Main Street. Boundaries include Lake Street and Havens Avenue. Historic landmarks like the Brickhouse Brewery, the Patchogue Bank, Carnegie Library and the 31 West Main Building, known as Westwood will remain.

Patchogue's ongoing revitalization started with Copper Beech Village, a collection of 80 townhouses constructed for young professionals.

TRITEC Real Estate of East Setauket will construct this building in phases and completion is expected in two years. The development will be a "green" building, registered with the U.S. Green Building Council and using sustainable materials when possible. This project will help create jobs during the construction phase along with 300 permanent jobs.
