Warehouse Renovation Slated for a Vote

Former Patchogue Stationery warehouse could house Long Island Pulse and a few St. Joseph's offices.

A vacant warehouse in the heart of Patchogue could be the new home for two local businesses.

The Planning Board of the Village of Patchogue voted last night to hold a public hearing on renovating the former Patchogue Stationery warehouse, at 2A Roe Court, to be converted into offices for local lifestyle magazine Long Island Pulse as well as administrative offices for St. Joseph's College.

Village trustees will vote to approve warehouse owner Michael Capozzi's proposal at an upcoming public hearing.

According to Capozzi, who has owned the building for two years, the warehouse space will be converted into a two-story office.

"Pulse definitely wanted to stay in the Village and St. Joe's wanted to maintain its presence in the Village," said Capozzi.

Architect William Miller of WH Design Studio presented the application before the Planning Board, acknowledging security concerns from the board. Miller said that a six-foot high protective fence will be constructed in the rear of the building to protect the building from graffiti damage. For extra security, interior and exterior security cameras and an intercom system are also planned for the structure. Miller has also been working with the Business Improvement District to renovate the walkway to Main Street. Both Miller and Capozzi expect that the new offices will boost the local economy.

"What we did was that being that it's an office, it's just going to bring more revenue to the downtown area because it's going to be at least 80 people walking the streets that wouldn't be walking the streets otherwise," said Miller.
