Tritec COO: New Village Rents Will Range From $1,350 and Up

Planned price range is significantly lower than announced by the property's Facebook Page earlier this week, says Loscalzo.

Rent prices for New Village at Patchogue will actually have a starting price significantly lower than was previously reported by the New Village at Patchogue Facebook Page, Tritec Real Estate Company Chief Operating Officer Rob Loscalzo told Patch Friday morning when asked to confirm the price announced by that page’s manager.

“Rents will range according to market and will vary according to the size of the unit, the location of the unit and the supply and demand for the unit types. Rents will range from $1,350 for Studios to as high as $2,900+ for Three bedrooms and there will be prices everywhere in between,” Loscalzo told Patch in an email.

Loscalzo told Patch that he plans on speaking with his team to make sure any previous announcements are corrected.

Loscalzo said that beyond the four floor plans previously announced that there are over 45 different unit types and over 75 different unit sizes. He also said that there are significant size differentials within specific unit types. The leasing office is currently planned to be open around the first of the year, and around that time prospective tenants can discuss specific unit sizes and rents with the company’s sales representative. Tenants are expected to be able to move into the building in early spring, he said.

Loscalzo also clarified amenities in that some units will have access to private gardens, a private parking space, patios or outdoor decks. Amenities that all residents should have access to include multiple club rooms with fireplaces and bar areas, fitness facilities, roof top gardens, outdoor fireplaces, fire pits and grilling areas. One building will have a furnished apartment that residents can rent for the weekend for guests if there is not enough space in their own apartment.

Also planned is security throughout the site, washers and dryers in each unit, a choice for residents between Optimum or Verizon FIOS (the latter which is currently not available in Brookhaven Town) and wifi throughout the site, he said.

The New Village at Patchogue development is planned to bring 291 apartments, 46,000 square feet of retail space and 18,000 square feet of office space to the site of the former Swezey’s Department store at the North Ocean Avenue and Main Street intersection in Patchogue.
