31 West To Open By End of Year

Renovated Main Street building to include new eateries, offices.

Tritec Real Estate Company on Friday unveiled its nearly finished renovation of 31 West, a Main Street building that will house new office space and businesses. The one-year-old project is part of Patchogue's lauded "New Village" plan to redevelop its downtown.

According to Rob Loscalzo, chief operating officer at Tritec, 95 percent of the building has been leased by businesses that include a family restaurant, a breakfast and lunch eatery on the ground level, Arch Spire Architecture on the second floor and the Economic Opportunity Council of Suffolk on the third. Loscalzo said the remaining vacancies are on the second floor.

"We renovated the façade, and pulled the entire face of the building but kept the stone and brick on the interior to keep its historical feel," said Loscalzo. "It's over 100 years old and has historical significance, but we wanted to bring it up to modern times."

Loscalzo said the main goal of this renovation was to fill the building with new tenants – it only housed a doctor and a lawyer when construction started.

While residents commented that they liked anything new coming to Patchogue, resident Richard Costa had concerns about the maintaining historical buildings in Patchogue. "I would like it made into a Patchogue museum because we have a history," said Costa.

Loscalzo said that construction should be complete in the next three to four months, and that the current tenants should be moved into the building by the end of the year.
